Close to Microsoft Reno, Charles River Laboratories Reno, Reno airport, Mt. Rose Ski Are, and Lake Tahoe.
1) The CCRs are not really very restrictive, especially as they are administered. There is a very wide pallette of colors available to choose from for the exterior painting of the houses, much better than when started out about 15 years ago, when there were only about five color schemes, all of them shades of blue or grey. The basic rule is that you cannot have two houses side-by-side with the exact same color scheme. There are no significant restrictions on pets, except that you cannot keep livestock; generally, most folks keep their dogs indoors. There are plenty of dogs. Outdoor cats are not very common, because we are not that far from what was grazing land only a couple of years back and the coyotes will occasionally wander into the neighborhood at night, although they have never been a problem (except to those folks who put their cats out at night). Back to the CCRs….. There are guest parking spaces throughout the community and they are reserved for visitors, but these are not always well respected. Generally, there has always been plenty of parking for guests. There are numerous provisions regarding maintenance and required approval for additions/modifications; the maintenance provisions have not been enforced too strongly in the past, but there has been some improvement in the past couple of years.
2) The original exterior siding pattern is no longer manufactured, but there is a very close equivalent that is available at one of the large lumber yards in town. The entire southern exposure siding & trim on our house was renewed in the years 2006-2007. It had not been properly painted or re-caulked from the time that the house was new until we bought it in 1997, so the siding was getting rough on the southern exposure.
3) The home was remodeled the kitchen and updated the wiring and put in new floors everywhere except the kitchen, which is the original floor tile. The hardwood floors are real red oak tongue and groove, nailed and glued to the floor decking, so that they will not buckle; the finish on the floors is natural, with a commercial water-based polyurethane, so that you can refinish them without having to evacuate the house for three days. The floors have not been re-finished since the original finish was applied and there is absolutely no wax or other covering on them. They are not showing much wear, because we had rugs in most traffic areas. The entry hall downstairs has about 100 SF of marble
4) The heating system is gas forced air, with a whole-house humidifier and an electronic air filter, all new in 1998. The air conditioning evaporator and condensing unit were re-newed in 2007, with the latest high-efficiency equipment to the new 2007 standard. We hardly ever used air conditioning in Reno, but there are a few days in August every year when it would be nice to have.
5) The hot water heater is gas, new in 1998.
6) The laundry is set up for both gas and electric clothes dryer. There is actually a folding table opposite the washer and dryer.
7) The kitchen stove is a six-burner gas commercial unit by Montagut, with a huge oven. There is also a 48″ width vent hood with grease traps and exterior exhaust, with the exhaust fan up on the roof. If you like to cook, this is a dream. There is a dual cartridge water filter built in under the kitchen sink. The kitchen sink itself is a big Kohler cast iron double, with one side large enough to clean up a huge soup urn.
The house is located ideally for DSL Internet service and we had great service there. The house is wired for Ethernet to most rooms, so you can have a computer anywhere without messy wiring. the house is also wired for satellite TV and has a Dish Network dish in place.
9) The house is already wired for an alarm system
10) The bathrooms are simple by current standards. There is no granite and no fancy tile wall tile. The bathroom floor tiles are all ceramic or other glazed tile. The floor decking in each bathroom was renewed and then covered with cement backerboard before the tile guys were turned loose to work. All of the toilets were renewed in 1998. The shower heads are Grohe.
11) Approx. half of the windows in the house have been completely renewed in the past nine years. The big window in the living room was renewed last summer.
